Our Story

A small agency with a measured approach to property.

We founded The Riddle Group in 2014 around a simple conviction: real estate decisions deserve more than a script and a signature. Phoenix is a fast-moving market, but the people inside it are making slow, considered decisions about where to live next. We match that pace.

Our team of nine works out of a converted bungalow off Central Avenue. We take on a deliberately limited number of clients each quarter so every listing, valuation, and lease gets the attention it actually requires. No call centers, no hand-off to a junior — the person you first speak with is the person who sees it through.

From first conversation to closing, every engagement follows the same four-stage rhythm. No surprises, no mystery steps.

Discovery

A 45-minute conversation — in our office or over coffee — about what you actually need. We cover timeline, budget, neighborhood preferences, and any complications. No paperwork yet.

Strategy

Within five business days you receive a written plan: pricing logic, marketing approach, a photography schedule, and a realistic timeline with milestones. You know exactly what happens next.

Execution

We launch the listing, run the showings, host the open houses, and field every call. You receive a weekly written update and a same-day note after any meaningful showing or offer.

Closing

We coordinate inspectors, title, escrow, and your lender. You sign once. After closing, we follow up at 30 and 90 days to make sure the property is settling in — and so are you.

Commission & Fees

Transparent by default.

No bundled costs, no hidden line items, no "we'll figure it out at closing." Every fee is disclosed in writing before any contract is signed.

Standard Listing Commission

2.5%

A single commission rate on residential sales, paid at closing from proceeds. No upfront marketing fees, no transaction fees, no "admin" charges. The buyer's agent receives a separate 2.5% — disclosed in the listing agreement.

For properties above $2M, commission is negotiable on a sliding scale. We'll put the exact figure in writing before you sign.
