We are a small, deliberate real estate team working exclusively in Hillsborough Township and the Somerset County neighborhoods around it — listing, leasing, and valuing homes with the patience of a local and the eye of an editor.

01 — About The Team

A local practice, not a national brand.

Fourteen years on the same township roads.

Shruti Batra founded the team in 2011 after a decade of selling new construction across central New Jersey. The work has always been the same: read a house honestly, price it defensibly, and negotiate without theatre.

We are six people — three agents, a transaction coordinator, a marketing lead, and a part-time stager. We take roughly forty listings a year and we do not double-end our own deals. That is a deliberate ceiling. It keeps the work legible.

Hillsborough is a township of about forty thousand people, and most of our business still arrives by referral from a neighbor, a school parent, or a previous client. We intend to keep it that way.

Residential listing & sale

Single-family homes, townhomes, and the occasional 55+ listing across Hillsborough, Montgomery, and Branchburg. Photography, floor-plan, and a printed brochure are part of the listing — never an upcharge.

Tenant placement & leasing

Advisory

Pre-list advisory & prep

A 90-minute walk-through before you decide to sell. We tell you what to paint, what to leave alone, what to throw out, and what a buyer's inspector will flag. The fee is credited back if you list with us.

04 — Process How the work runs

From first call to closing, in four moves.

Walk-through

We meet at the house, not at a coffee shop. Sixty to ninety minutes, no pitch deck. You tell us the timeline, we tell you the number.

Week 1

Prep & stage

We coordinate paint, repairs, and a light staging edit. Most homes need ten working days, not ten weeks. We hold the contractor schedule for you.

Week 2

Listing week

Photography on Monday, MLS on Wednesday, open house on Sunday. Showings are by appointment only — your home is not a revolving door.

Week 3

Negotiate & close

We review every offer with you in writing, counter once if the terms warrant it, and ride the file through attorney review, inspection, and appraisal.

One number. No tiers, no upsells.

Listing agreement

5% total,
split with the buyer's side.

The same rate on a $350,000 townhome and a $1.4M colonial on Pleasantview. We do not charge a higher percentage for lower-priced homes, and we do not discount for the favor of a referral.

What we don't charge for.

The line items most brokerages slip into the listing agreement — printing, signage, MLS syndication, the transaction coordinator's time — are already inside our 5%. If a thing is necessary to sell the house, it is necessary to the fee.

  • No administrative fee at closing.
  • No early-termination penalty if you withdraw before MLS entry.
  • No "marketing retainer" — the marketing is the listing.
