About the Practice

A small practice, deliberately so.

Tana Walker has spent eleven years inside the homes of Paradise Valley and the Scottsdale foothills — not as a volume agent, but as the person a family calls when the property matters too much to be handled by a stranger.

The practice is capped at twenty-four active clients per year. That ceiling is the point. It means every listing receives the staging, the photography, the architectural copy, and the quiet network of qualified buyers that a $3M–$20M residence actually requires. No team of assistants. No call center. The person who lists your home is the person who negotiates it.

We work across Paradise Valley, North Scottsdale, Silverleaf, Desert Mountain, and the Arcadia corridor — and occasionally, when the architecture earns it, a modern lot in the Biltmore. The valley is a particular market; it deserves a particular advisor.

Full representation for sellers of primary and secondary residences across Paradise Valley, North Scottsdale, and the preserve-adjacent corridors. Includes architectural staging, dusk photography, a printed listing book, and a private preview period for our qualified buyer list before MLS exposure.

Long-lease placement for owners who prefer a single, vetted tenant over a revolving short-term booking. We source corporate transferees, visiting faculty at Mayo Clinic, and seasonal residents seeking 6–24 month terms. Lease drafting, credit and background verification, and quarterly interior walk-throughs are included.

A written, defensible opinion of value for estates between $1.5M and $20M. Used for divorce settlements, trust funding, tax appeals, and pre-listing strategy. Includes three comparable sales, two active comparables, and a 12-page narrative on the specific lot, view corridor, and architectural pedigree.

How an Engagement Unfolds

Four steps, never rushed.

First Conversation

A 60-minute call or a coffee at the house. We walk the property, talk through timing, and decide together whether listing now is the right move — or whether waiting a season serves you better.

Day 1

Preparation

Staging, photography, architectural copy, and a printed listing book. We bring in our own photographer at dusk and our own stager. You approve every image before it goes live.

Week 1–2
03

Private Preview

Before MLS exposure, the residence is previewed to our qualified buyer list — typically 60–80 households who have asked us to find them a specific kind of valley property.

Week 3
04

Negotiation & Close

Offers are presented in person. We negotiate terms, not just price — possession dates, leasebacks, due diligence windows. The escrow is overseen by a valley title attorney we trust.

Week 4–10
Commission, Plainly

A fee that shrinks with the price.

Most valley brokerages charge a flat 5–6% regardless of whether your home sells for $1.5M or $15M. We don't think that scales fairly. Below is the actual tiered structure we quote in writing at the listing presentation — the only number that matters is the one you sign.

The buyer's broker fee is offered separately at 2.5% and is negotiable on every transaction. Valuation fees are refunded in full if you list with us within 90 days. No administrative, marketing, or "preparation" charges are ever added on top.
