The studio

A small practice, a long memory.

Niki Worrell is not a brokerage chain. It is a single-agent studio working with a deliberate number of families each season — enough to know every listing by its front steps, never so many that your call goes to an assistant.

Built on Hillsborough soil, rooted in its streets.

Niki grew up two towns over in Montgomery and bought her first listing on Triangle Road in 2006. Since then the practice has closed on colonials off Amwell, contemporaries on the Sourland edge, and rentals along the Route 206 corridor — every transaction logged in a leather book that still sits on the office desk.

What sets the studio apart is patience. A home is not a SKU. It is the largest financial decision most families will make in a decade, and it deserves more than a weekend open house and a yard sign. Niki works with twelve clients at a time — full stop — so each one gets the attention their equity has earned.

What we do

Four ways we work together.

Sales, rentals, valuation, and advisory — each priced honestly, each handled by Niki directly. No referral fees, no junior agents, no surprise line items at closing.

01 — Sales

Residential sales, listing or buyer side.

Full-service representation from pre-listing prep through closing day. Includes professional photography, a printed feature sheet, and a 14-day digital campaign across Zillow, Realtor.com, and the Garden State MLS. We hold open houses the first two weekends, then pivot to private showings — never dragging a listing through the market for months.

02 — Rentals

Seasonal & annual leases.

Single-family rentals along the 206 corridor and apartments near Royce Field. Tenant placement, lease drafting, and renewal handling for landlords who would rather not field midnight calls about water heaters.

$1,850Typical placement fee per lease
03 — Valuation

Honest comparables, not flattery.

A 14-page valuation report built from six months of Somerset County comps, adjusted for lot size, condition, and the quiet factors — school feeder pattern, setback, the slope of the backyard. No inflated number to win a listing.

$350Standalone valuation, credited at listing
04 — Advisory

Pre-market & estate planning.

For families weighing a sale in twelve to thirty-six months. Renovation priorities, timing against the local market cycle, and an honest read on whether the work is worth the return.

A note on the work

Every listing starts with a walk-through, not a yard sign.

Before a single photograph is taken, Niki walks the property with the owner — noting the light at different hours, the rooms that show best in spring versus fall, and the two or three details that will distinguish the listing online. The first impression matters; we build it on purpose.

How it goes

Four steps, no surprises.

A clear sequence from the first call to the closing table — the same whether your home is a $420,000 colonial or a $1.4M contemporarie on the mountain.

01

Walk-through

Niki visits the property, listens to your timeline, and reads the home against recent comps. No paperwork yet — just an honest conversation.

Commission, plainly

A fair number, stated up front.

There is no menu of commission tiers and no negotiation at the closing table. The fee below is what we charge, what we put in writing, and what gets paid only when your home sells. If it doesn't sell, you owe nothing — not a dime, not a reimbursement, not a yard-sign fee.
