01 — About

A local practice, not a call center.

Written for the family weighing a move in Hillsborough — not for a lead funnel.

Linda November has spent fifteen years walking the neighborhoods she sells — from the colonials off Amwell Road to the newer builds tucked behind the Route 206 corridor. She joined RE/MAX Preferred Professionals because the brokerage shares her belief that a real estate transaction should feel like a conversation, not a transaction.

Before real estate, Linda appraised residential property for a regional lender. That training still shapes the practice today: every listing begins with a defensible, side-by-side comparable analysis, never a number plucked from a portal. Sellers know exactly why their home is priced where it is, and buyers know what they are actually walking into.

“I’d rather lose a listing than overprice it. The first two weeks on market are the market.”

Linda works by referral and repeat business. Roughly seven in ten of her clients each year have either worked with her before or were sent by someone who did. That is the only metric she tracks publicly — because it is the only one that cannot be manufactured.

02 — Services

Four ways to work together.

Each engagement is scoped in writing before a contract goes out — no surprise line items at closing.

A · Residential Sales

Listing & selling single-family homes, townhomes, and condos across Somerset County.

Full-service representation from pre-listing prep through closing day. Includes professional photography, a printed feature sheet, MLS syndication across 40+ portals, and a targeted digital campaign within a 12-mile radius. Showings are always accompanied — never handed off to a junior.

Engagement fee 2.5% of sale
B · Buyer Representation

Guided purchase from first showing to attorney review.

A 90-minute buyer consultation, a custom search calibrated to your commute and schools, and a written negotiation strategy before any offer goes out. Includes attorney-review coordination and a vetted inspector roster.

Buyer side Paid by seller
C · Rentals

Tenant placement for landlords.

Marketing, screening, and lease execution for Hillsborough-area owners. Full credit, employment, and prior-landlord verification.

Per placement $1,950 flat
D · Home Valuation

A written, defensible opinion of market value — not a Zestimate.

A 14-page comparative analysis built from active, pending, and sold comps within the last 90 days. Includes a recommended pricing band, a 30-day strategy, and a candid read on what won’t translate to a buyer’s offer.

Standalone report $395
E · Advisory & Relocation

Hourly counsel for the in-between decisions.

For homeowners weighing a renovation-before-sale, a refinance, an estate liquidation, or a relocation package. A confidential, no-obligation working session — bring your questions, leave with a written summary and a recommended next step.

Per 90-minute session $450
F · Referral Network

A vetted roster for everything else.

Inspectors, attorneys, stagers, movers, and lenders Linda has personally worked with in the Hillsborough market — handed over the day you need them.

03 — Process

Four moves, in order.

No two transactions are identical, but the sequence rarely changes.

  1. Listen & walk the property

A 60-minute on-site conversation. We walk every room, the lot, and the block. You talk; I take notes and ask about timing, not about price.

    Day 1
  2. Build the comparable analysis

Three days of desk work. Active, pending, and sold comps within 90 days and a half mile. You receive a written report and a pricing band — not a single number.

    Days 2–4
  3. Stage, photograph, list

Professional photography, a printed feature sheet, MLS syndication, and a geo-targeted digital launch. Showings begin the morning the listing goes live.

    Days 5–8
  4. Negotiate & close

Every offer is presented in writing with a counter-strategy. Attorney review, inspection, appraisal, and clear-to-close are managed end-to-end — you are never handed off.

    Days 9–45
04 — Commission

Plain numbers, up front.

No bundled fees, no marketing slush fund, no surprises at the closing table.

Linda’s listing-side commission is 2.5% of the final sale price, with an additional 2.5% offered to the buyer’s broker on the MLS. That total of 5% is competitive for Somerset County and covers photography, print collateral, syndication, and all accompanied showings. There are no administrative, transaction, or “compliance” fees added at closing — those are broker costs, not yours.

All fees are disclosed in writing in the listing agreement before any work begins. New Jersey law requires a written brokerage relationship before showings or marketing begins.
