We sell the silence between the mountain and the market door. No franchise. No script.

Jerod Johnson is a boutique residential advisory working the one-square-mile town of Paradise Valley, Arizona — the desert enclave tucked between Phoenix and Scottsdale, where the listings are quiet and the closing table is a phone call.

A single-agent firm, built for the one-square-mile town.

Most brokerages in Greater Phoenix treat Paradise Valley like a pin on a map. Jerod Johnson lives on that map. The office is one person, one assistant, and a short list of sellers who would rather not be on the internet. The work is slower on purpose — fewer files, more attention, more discretion.

The premise

Paradise Valley is not Scottsdale, and it is not Phoenix. It is a residential town of roughly 14,000 people, hemmed in by mountains on three sides, with no commercial strip and no short-term rental ordinance. The inventory that trades here is not sold through open houses — it is sold through relationships, often before the listing ever reaches the public MLS.

That is the gap this practice fills. Jerod has represented buyers and sellers in the 85253 zip code since 2009, first under two national brokerages, then independently since 2017. The work is referral-first, the marketing is quiet, and the closing ratio is not a number we advertise — it is the reason sellers call back.

Three lines of work. No ancillary upsell.

The practice is intentionally narrow. We do not manage commercial leases, we do not syndicate listings to discount portals, and we do not represent new-build tracts. Everything below is residential, in or immediately adjacent to Paradise Valley, Arizona.

01 / SalesResale

Residential sales & listing representation

Single-family resale across the 85253 corridor — from the mid-century ranch homes off Tatum Boulevard to the newer desert-contemporary estates along the mountain preserve. Pricing strategy, pre-listing prep, photography, and a private buyer list built over sixteen years of closings.

5.0% of final sale price, all-in
02 / RentalsLong-term

Long-term residential leasing

Annual leases only, on behalf of owners who live out of state for part of the year. We do not handle short-term or vacation rentals — Paradise Valley ordinance restricts them, and we will not work around that. Tenant placement, lease drafting, and quarterly interior walk-throughs are included.

$2,400 placement fee, per lease
03 / ValuationBroker opinion

Broker price opinions & pre-sale valuations

A written comparative market analysis for owners considering a sale within the next twelve months. We pull the last 90 days of comparable closings within the 85253 boundary, adjust for lot orientation and mountain views, and deliver a defensible range — not a single number meant to flatter.

$450 flat, credited toward listing commission

Four conversations, roughly four weeks.

This is the actual cadence of a sale in this office, from the first phone call to the signed deed. No funnel diagrams, no automated email drips. Every step is a conversation, and every conversation is with Jerod directly.

01

Walkthrough & pricing

A 90-minute on-site visit at the property. We walk the lot, photograph for our own notes, discuss improvements and defects, and arrive at a defensible list price range — not a single aspirational number.

Days 1–3
02

Pre-listing prep

Staging consultation, light landscaping referral, and a professional photography session booked through our regular shooter. We do not list a property until the photos are ones we would want forwarded to a friend.

Days 4–10
03

Private market launch

Before the public MLS entry goes live, the listing is circulated to a private buyer list of roughly 80 households — past clients, adjacent owners, and a small group of partner agents we have closed with before. Many sales happen here.

Days 11–14
04

Negotiation & close

Offer review, counter-drafting, inspection coordination, and title company handoff. We attend the signing in person whenever the seller prefers it. Average closing window from list date to recorded deed: 27 days.

Days 15–30

One rate. Itemized.

We publish the commission breakdown because we believe sellers should read it before signing. The figure below is the total deducted from your proceeds at closing — there is no separate marketing fee, no transaction coordinator fee, no “admin” line item added later.

What is not included

  • Property taxes prorated to the date of closing — paid by seller, calculated by the title company.
  • Owner's title insurance — customarily paid by the seller in Maricopa County transactions.
  • HOA transfer fees, where applicable — typically $150 to $350, paid at close.
  • Repair credits negotiated after inspection — variable, agreed in writing.

Properties under $1.2M

For listings below $1.2M, the total commission is 6.0% rather than 5.0%. The marketing cost is roughly fixed, and a lower sale price does not reduce the photography, staging, or time investment. We will tell you this in the first meeting if it applies.
