Custom Estate Architecture
Full architectural design from site study through construction documents, drawn from scratch for your lot, orientation, and brief. Includes 3D massing and material studies.
Fratantoni Luxury Estates designs and builds bespoke residences across Scottsdale, Paradise Valley, and the Sonoran foothills — architecture that treats light, stone, and silence as primary materials.
For nearly two decades, Fratantoni Luxury Estates has been shaping residences that respond to the Sonoran landscape — not fight it. We are architects, builders, and estate managers under one roof, working with a small number of families at a time.
The studio was founded on a simple conviction: the desert is not an obstacle to design around, but a collaborator to design with. Every Fratantoni estate begins with a study of the lot's orientation, the path of the sun across the McDowells, and the way monsoon light moves through a site in July.
We hold ourselves to a 12-family annual cap — not as a marketing line, but because bespoke work demands time. Each residence is drawn from scratch, engineered for the Sonoran climate, and built by a superintendent who stays on the project from groundbreaking to the final walkthrough.
The result is a portfolio of homes that feel inevitable in their setting: quiet, generous, and built to outlast a generation.
Every Fratantoni engagement is a custom bid, but the figures below reflect what Arizona families can expect to invest at each scope. Pricing is grounded in 2024–2025 Sonoran market rates and reviewed before contract.

Fratantoni built us a home that feels like it grew out of the desert itself. Eighteen months in, we still walk through the great room and stop and look. That is not something you can put a price on — though theirs was honest from day one.
We take on a small number of new projects each year. The form opposite is the simplest way to start a conversation — we read every inquiry personally and respond within two business days.
Share a few details about your project. There is no obligation — this is the start of a conversation.
