A boutique residential practice serving the foothills of Camelback Mountain and the Mummy Mountain preserve. For seventeen years, a single question has shaped every listing we accept — would we want our own name attached to it?
Erin Newman founded the firm in 2008 with a simple conviction — that the most consequential financial decision a family makes deserves more than a transactional agent. We represent a small, deliberate inventory of thirty-two homes each year, accepting listings only where we can personally steward every showing, every offer, and every counter.
Our clients are founders, physicians, retired partners, and second-generation Arizonans who have lived in the Valley for decades. What they share is a refusal to settle for a commoditized sale. They want a counselor in the room — someone who will tell them, plainly, when a price is too ambitious or a buyer is wrong for the house.
That is the only model we know how to offer.
Every engagement begins with the same conversation — what does the home mean to you, and what would a successful outcome look like twelve months from now. The answer determines which of these four practices we deploy.
From pre-listing preparation through closing — architectural photography, a private print monograph for the property, and a curated buyer list built over seventeen years. We do not list on the open MLS until you have approved the strategy in writing.
For owners who winter elsewhere or hold a property as an investment, we manage discreet seasonal leases (three to twelve months) to vetted tenants. Full concourse — housekeeping coordination, pool service oversight, and a single point of contact.
A seventy-page comparative analysis, delivered in person, that reconciles recent sales within the Mummy Mountain and Camelback corridors with the specific architectural pedigree of your home. The valuation is yours to keep, whether or not you list with us.
For buyers navigating the $3M–$12M range, we offer retained advisory — preview access to off-market inventory, contractor vetting, and a clear-eyed read on which improvements will return value at resale. Hourly or project-based.
From the first conversation to the closing table, every step is documented in writing. You will always know what happens next, and why.
A sixty-minute conversation, in your home or at our office. We listen first — to the history of the property, your timeline, and the things that cannot be captured in a spreadsheet.
A private valuation is prepared and presented in person. We agree on a pricing strategy, a marketing timeline, and the specific improvements worth making before the first showing.
Architectural photography, a printed property monograph, and outreach to our private buyer list. The home is shown only to qualified viewers — never as an open house.
We present every offer in writing with our honest read on the buyer. Once accepted, we coordinate inspections, title, and escrow through to a clean closing — typically thirty to forty-five days.
Our commission is not a percentage we negotiate at the closing table. It is fixed in the listing agreement, in plain English, before any photography is scheduled. Below is the full structure we use for residential sales in the Paradise Valley corridor.
For acquisitions, valuations, and advisory engagements, the fees are billed as shown — never as a percentage of the transaction.
Share a few details about your property and your timeline. We respond to every inquiry within one business day — and we will tell you, candidly, whether we are the right firm for the work.
There is no obligation in requesting a valuation. The conversation is the point.
Your request has been received. Erin or a member of the practice will be in touch within one business day.
