Dilshad Real Estate is a boutique residential brokerage rooted in Hillsborough Township, New Jersey. For fifteen years we've helped families across Somerset County buy, sell, rent and value homes — without the noise of a national chain.
We started Dilshad Real Estate in 2009 — in the middle of a housing market nobody wanted to touch — because we believed Hillsborough Township deserved an agent who actually lived there, walked the neighborhoods, and remembered which streets flooded in 1999.
Fifteen years later, we're still here. Still independent. Still answering our own phones. We've closed on over 480 homes across Hillsborough, Montgomery, Branchburg and Somerville, and we've never paid a franchise fee to anyone.
What you get from us is patience, candor, and a refusal to talk you into a house that isn't right. We'd rather close one less deal this year than put a client in a home they'll regret by August.
We keep our practice deliberately narrow. Sales, rentals, valuations and advisory — each handled by an agent who knows the Hillsborough market block by block, not a call center in another state.
Real estate commission in New Jersey is negotiable. There is no fixed rate, no industry standard, no "usual fee." We publish ours on the front of the house, not buried in a contract.
Our listing fee is 4.5% of the final sale price, split with the buyer's agent. For properties listed above $1.2M, we reduce our side to 2.0% — because the math changes at that price point, and so should the fee.
Buyer's agency is 2.5%, paid from the transaction at closing. You pay nothing out of pocket for our representation as a buyer.
A small selection of Hillsborough Township and Somerset County properties sold or under contract in 2024.
Whether you're listing in six weeks or just curious what your Hillsborough property is worth in today's market, we'll prepare a comparative valuation at no cost. No sales calls. No obligation. Just a number, and the reasoning behind it.
Fill out the form and we'll be in touch within two business days. Prefer to talk? Use the contact bar at the bottom of your screen.
