Anne Sostman @ The Brokery is a boutique residential advisory serving Greater Phoenix — from Arcadia to Paradise Valley. We handle sales, luxury rentals, and certified valuations for owners who expect more than a yard sign and a handshake.
Anne Sostman founded The Brokery after a decade inside Phoenix's largest brokerages. The premise was simple: treat each listing as if it were our own, and refuse the volume-driven model that leaves sellers under-advised and over-promised.
The Brokery is a small studio by design. We cap our active listings at twelve so that pricing strategy, marketing, and negotiation never get diluted. The result is a 98.4% list-to-sale ratio and an average of eighteen days on market — roughly half the Phoenix metro median.
Our advisory covers the neighborhoods where we actually live and work: Arcadia, Arcadia Lite, Biltmore, Paradise Valley, North Central, and the historic districts between 7th Avenue and 7th Street. We know which lots flood in monsoon season, which streets carry the best evening light, and which builders cut corners in 2006.
"A house is the largest financial decision most people will make. Our job is to make that decision feel less like a gamble and more like a plan."
— Anne Sostman, Broker & FounderEvery engagement begins with a 90-minute consultation. From there, we tailor scope, marketing, and fee structure to the property — not the other way around.
Full-service listing representation: pricing study, professional photography and staging, MLS syndication, targeted digital campaigns, and negotiation through close of escrow.
Seasonal and long-term leasing for homes $4K–$25K/month across the Valley.
Certified comparative market analysis for estates, divorce, and tax purposes.
Hourly strategy for buyers & investors.
End-to-end coordination for out-of-state buyers moving to Phoenix — neighborhood matching, school research, inspection coordination, and closing-day logistics.
Cap-rate & cash-flow modeling.
No two sales are identical, but the rhythm is consistent. Here is the four-phase arc most of our listings follow, from first conversation to keys handed over.
We walk the property, review recent comparables within a half-mile radius, and deliver a written pricing study within five business days. No cost, no obligation.
We coordinate minor repairs, professional photography, drone footage, and optional furniture staging. The goal: a listing that photographs better than the neighbor's.
MLS syndication, targeted social campaigns within a 15-mile radius, broker preview events, and a private client list of 400+ qualified buyers we've built over eleven years.
We review every offer in writing, counter strategically, and shepherd inspection periods and appraisal contingencies through to a clean close at a local title company.
We publish our commission structure because we believe transparency is the baseline of a fiduciary relationship. The numbers below are standard; we will discuss adjustments for bundled or repeat engagements.
Sellers pay nothing until the home closes. Marketing, photography, and staging are advanced by The Brokery.
List with us and engage our advisory for your next purchase — we reduce the listing fee to 2.0% on the sale.
Our listing agreement is exclusive for 180 days but cancellable with 14 days' notice. No exit fees, ever.
A small selection of closed transactions from the past two quarters. Each sold within 4% of asking price. Full case studies available on request.
